March 2012

I wanted to extend my sincere appreciation to everyone at your company.  Going through a short sale is a very trying time for the seller but with your help and guidance, it was the least pain possible.  You and your company exemplified true professionalism and expertise in closing this deal with minimum involvement on my part.  It is clear that your company is an expert in this arena and I wouldn’t think twice before recommending you and your company regarding any real estate transaction in Las Vegas.  Thank you again so very much for helping me navigate through this difficult process.

 Sincerely,

Panorama Towers Seller

The majority of people searching for a property in Las Vegas will start by looking online for photos of properties, which gives them a chance to see if a property is worth making a trip to visit. This is an excellent opportunity to narrow down your choices, and we’ve compiled a few ways to read a little more into these photos so you don’t waste your time.

Don’t miss out on the perfect home just because the previous owners were a little untidy.

1. Ignore the things that don’t matter.

The reality is that many home sellers don’t know the first thing about taking photos of a home. When you compare the various photos out there, you’re likely to instantly be drawn towards homes that are neat and tidy, or that have walls that are a neutral color. Obviously if there is extensive damage to a home that should be taken into consideration; however, don’t miss out on the perfect home just because the previous owners were a little untidy.

2. Look for what isn’t there.

A home owner who’s posting photos of their home should take pictures of every room. If they only take one exterior photo and one or two interior photos, then this may simply be a sign that they didn’t know they should post more pictures. On the other hand, if a home is advertised as 3 bedrooms and 20 pictures are posted – but none of the 3rd bedroom – then you can bet there’s a reason they didn’t post that 3rd bedroom.

3. Beware of tricky angles.

Some home owners don’t know how to take photos, but others do – and they may use that to their advantage in surprising ways. For example, there are angles that can be used to make a small room look larger. Pictures that show only a portion of a room can also make it look larger, or they can prevent you from seeing a negative aspect of a room. If you see photos that were clearly taken at strange angles, then you can bet there’s something to hide.

4. The more pictures the better.

When it comes to finding the perfect home or high rise, there is no such thing as too many pictures. A property like the MGM Signature Condo Hotel that includes a number of photos of the fantastic suites is much more likely to be a high quality property than those that try to get you to come view the property before you’ve really had a chance to see it online.

Of course, the best way to avoid wasting your time viewing properties that aren’t a good fit is to contact the professionals who have already viewed the properties. We invite you to contact us today. Let us do the leg work so you can find the home of your dreams – quickly and easily.
